Q. What commission will I pay for selling my home?
A: There is no standard commission rate. Commission rates are not set by law and vary depending on service, a client's needs, and each real estate firm's policy.  That being said, most commission rates range from a low of 4.0% to 6.0%, and higher. The median commission rate is approximately 5.0%.   

Q. All things being equal, why shouldn't I just find a real estate firm willing to sell my home at a 4.0% commission rate?
A:  It is our belief that while the overall commission rate of 4.0% is low and may save you money, it puts you at a competitive disadvantage and may prolong the sale of your home. By way of example, let's say you find a firm willing to sell your property at a commission rate of 4.0% and the standard 50/50 commission split between each agent applies. Under this scenario, 2.0% goes to the selling agent and 2.0% goes to the buyer's agent. The competitive disadvantage arises because the most competitive commission rates range from 5.0% - 6.0% and higher.  And, with a standard commission split of 50/50, a buyer's agent is likely to receive a commission of 2.5% - 3.0% on the sale price of a home with a commission payout of 5.0% - 6.0% vs. 2.0% on the sale price of a home with a 4.0% commission rate.  All things being equal, a buyer's agent may push their client to a sale where they will receive a higher commission rate of 2.5% - 3.0% commission, which places you, the seller, at a major disadvantage.

Q. Has the Linares Realty Group, LLC found a solution to this problem?
A: We believe that we have. The Linares Realty Group, LLC maintains exceptionally low overhead as compared to other firms in our marketplace. All of our agents operate out of their own home offices and we do not lease commercial space to operate our business.  In today's technology age, we are always accessible via phone, email or face-to-face meetings and we strive to run our business very efficiently.  Additionally, as an independently owned brokerage firm, we are not required to follow strict guidelines in determining commission rates.  This business model allows us to pass our savings from low overhead costs onto our clients by offering highly competitive commission rates. Unlike many real estate firms, however, we not only negotiate the overall commission related to the sale of your property, often times we are willing to reduce the rate that we, as the selling agent, receive while simultaneously offering a very competitive rate to a buyer's agent. For example, depending on the property and our client's needs (advertising, open houses, etc.), we may be willing to provide a low commission of 4.5% - 5.0% wherein we receive 2.0% - 2.5%, but provide the buyer's agent a highly competitive 2.5% - 3.0%.  And, we do not sacrifice property exposure to provide lower commission rates.  We advertise in all the major publications and are members of the Multiple Listing Service, Property Information Network ("MLS"), which allows for listing on multiple realty websites, including Realtor.com®.  This unique business model puts more money in your pocket, without sacrificing your competitive position.

Additionally, our Clients First initiative gives our clients the opportunity to sell their home or property for a commission rate as low as 2.5%.

Q. What is the Clients First program?
A:  Our Clients First program allows our clients the opportunity to sell their home for what may very well be the lowest commission rate in the market, just 2.5%.  When Linares Realty Group, LLC represents both you, the seller, and the buyer of your home (referred to as "dual agency") you will pay a commission rate of just 2.5%!  When compared to a standard commission rate of 5.0%, the savings are significant.  For example, if your home were to sell for $400,000 your savings would be $10,000.00!  Clients First is just one example that illustrates how our virtual office business model can save our clients significant amounts of money.  It is important to keep in mind that we do NOT sacrifice property exposure in order to provide this outstanding opportunity.  The savings from our unique business model allows us to spend even more money on marketing and advertising your property, thereby increasing your property's exposure while potentially saving you thousands of dollars.

Q: You mentioned that Linares Realty Group, LLC offers referral services, what does that mean?
A:  The Linares Realty Group, LLC strives to help each of it clients attain their housing dreams and commercial needs. There are, however, instances when a client's best interest may be served by referring a client to a real estate professional with a particular area of expertise. For example, there are several companies that specialize in short sales. Often times, those companies build solid relationships with short sale managers at certain lenders. There may be times that we determine, in conjunction with our client, that referring a client to such a speciailist in order to leverage the specialist/lender relationship is in our client's best interest. Referrals are always made in consultation with our clients and only made to inviduals who we have worked with in the past, have a record of success with issues similar to our clients and we feel we can refer our clients to without reservation. Our goal is, and always will be, to serve our client's best interest, even in those instances when such a determination conflicts with our "bottom line". 

Q: What is a buyer's agent?
A:  A buyer's agent is an agent who represents the buyer.  The buyer's agent owes the buyer undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accountability, provided, however, that the agent must disclose known material defects in the real estate.  The buyer's agent must put the buyer's interests first and negotiate for the best price and terms for their client, the buyer.

Q: What is a seller's agent?
A:  A seller's agent is an agent who represents the seller.  The seller's agent owes the seller undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality and accountability, provided, however, that the agent must disclose known material defects in the real estate.  The seller's agent must put the seller's interests first and negotiate for the best price and terms for their client, the seller.

Q: What is a dual-agent?
A: As mentioned above, dual-agency means that the agent represents both the seller and buyer in a transaction.  Such an arrangement requires the express and informed consent of both the seller and buyer.  Written consent to dual agency must be obtained by the real estate agent prior to the execution of an offer to purchase for a specific property.  A dual agent must be neutral with regard to any conflicting interest of the buyer and seller.  Consequently, a dual agent cannot satisfy fully the duties of loyalty, full disclosure, obedience to lawful instructions, which is required of an exclusive seller or buyer agent. A dual-agent does, however, still owe a duty of confidentiality of material information and accounting for funds.  

Q: Can Linares Realty Group, LLC tell me what price my home will sell for?
A: Not exactly.  The value of a home is dictated by sales of similar properties in your area, the climate of the real estate market and the number of interested buyers.  We can, however, provide you with a reasonable estimate of what your home will sell for.  We do this by performing what is called a "comparable" or "comp" on your property by comparing recent sales of similar properties and making adjustments for the differences in the properties (e.g., square footage, lot size, number of bedrooms, etc.).

Q: How much does it cost to perform a comparable on my property?
A: Absolutely nothing.  Performing a comparable is always free of charge and obligation.  We have completed numerous comparables and are adept at identifying a reasonable estimation of your home's value.  We would be happy to perform a comparable for anyone interested and encourage you to contact us if you are interested in learning more.    

Q. What is "MLS?"
A: MLS is a central database of properties in a given area. Virtually every state has an MLS database. Each MLS organization assigns an individual number to each property listing in each state that MLS operates.

Q: What if no properties are displayed in my search results?
A:  If you are having difficutly retrieving properties, please broaden you search parameters on the property search form. Also, make sure your search parameters are accurate. You can expand the geographic area to increase the properties available. For your convenience, we have included a map of Massachusetts to assist you in determining other towns surrounding your specific area of interest.  The map has a "zoom" feature that will allow you to get a closer look at the towns. If you revise your search and still are having trouble locating properties, please contact us for assistance.

Q. I listed my home with Linares Realty Group, LLC, when will I see it online?
A: We update MLS as soon as we gather the necessary information and receive your approval to submit the listing.  Property listings are updated throughout the day. Typically, new listings and updates can be displayed within minutes. Your property will appear in MLS (and all the internet realty companies it supplies data for) as well as on our "Featured Properties" page.  For questions about your specific property, please contact us directly.
